As urban areas grow, low rise construction becomes an important component of sustainable and livable cities. This approach to urban planning ensures affordable and high quality housing without overloading existing infrastructure, making it an ideal solution for agglomerations facing a shortage of housing stock and rapid population growth. The article presents a conceptual approach to modelling promising trends in the development of low rise construction in a region using an integral indicator. The integral indicator includes six groups of indicators covering economic, infrastructural, socio demographic, investment, innovation and energy aspects. The developed model makes it possible to assess the interrelation of these factors and forecast the dynamics of the segment’s development taking regional specifics into account, which contributes to well founded decision making in urban planning.
