The article examines the development of the institute of management of apartment buildings in Russia from the pre-revolutionary period to modern digital transformations. It is shown that this institution was formed in three stages: pre-revolutionary, Soviet and modern. Each stage is characterized by its own correlation of private law and public law principles. It is concluded that the modern management model of an apartment building is based on a combination of shared ownership, contractual regulation, internal control by the owners and state supervision. Special attention is paid to the latest legislative changes related to the digitalization of general meetings, the standardization of reporting and the development of GIS housing and communal services. The practical significance of the research lies in the possibility of using the conclusions of the article to improve the contractual and organizational management practices of apartment buildings.
